My landlord has to sell house cuz her brother is suing her. How to live with that.?

My cousin owns the house, her brother wants to buy her out and she doesn't have the money. So he wants her to sell the house and she doesn't not want to sell or move out of it. The house is in need of repairs. If she does not agree to sell what can he do about it? There are lawyers involved. My cousin is told that if they go to Superior Court it would cost lots of money. Is it better to go to Court or just sit tight because it is probably not going to sell very quickly because no houses are, and this one needs lots of work. Also, how do you get used to living in a house with a for sale sign in front of it? The whole this is very unsettling.
